When is a Geotechnical Report Required in Construction Projects

In general, whether you need a soils report for a construction project largely depends on the type of porject, foundation depth and site conditions. For patio cover, additions and remodels, City of Houston usually does nto require a soils report unless there are specific concerns (e.g., unstable soil, flood hazard areas). These projects are usually built with shallow foundation (~1-2 ft) slab on grade with grade beams.

  • Infrastructure Design Manual (2023): Geotechnical rules focus on deep infrastructure. Shallow foundations usually exempt.

  • Engineer’s discretion: A Texas-licensed engineer preparing the foundation plan decides if a soils report is needed if they don't feel confident about the soil type in the area.

A soils report is usually needed and recommended for any new construction project residential or commercial. Especially in the Houston area where soils are known to be expansive clay soils which is one of the worst types of soils to build on. You would want to avoid risking the long term effects on the foundation for your building and have it withstand the forces from the soils.

Skipping unnecessary soils reports can save time and costs, especially for residential and light commercial builds but always assess for special conditions that may trigger the requirement/ need for one.
