  • How long does it typically take to complete a project, and what factors can affect the timeline?
    Each project varies in the level of complexity depending on the jurisdiction, size, and scope. We always strive for the shortest turnaround without compromise on quality. Most of our projects take between 2 weeks to 1 month to complete, but that is not a rule as each project is unique and it could take less or more time. If permitting is involved, the process length will depend on the city/county it is in. For example, City of Houston residential projects usually take about 2 months on average , but will vary as the review cycle of the city reviews will have a major impact. For commercial projects, it may take up to 3-4 months as the requirements and standards are a lot higher.
  • Do you provide structural, civil or MEP (mechanical, electrical, plumbing) design drawings?
    Simple answer is no but depending on the project, we may include basic MEP layouts, however, if the project requires engineered drawings, we work with partner companies that provide these services. Especially for commercial projects, a structural and MEP engineers are required to provide their drawings to include with the permit package. Our partner engineering firms are hand-picked and the best in the industry to ensure no issues arise at the time of construction. If you will be doing permitting with us, we take care of the coordination between our team, the city and engineers to get everyone on the same page and deliver a successful project.
  • What is your fee structure, and how do you handle budget constraints?
    Since every project is unique in its scope, a one fee fits all is very difficult to come up with. One we have all the information we need about your project, our team will do a quick due diligence on the project site, jurisdiction and other factors. We come up with an estimated level of effort it will take to achieve this project (number of hours it will take the team) and convert that to a number which will be on the proposal.
  • What kind of projects do you provide permitting for?
    We provide permitting for all types of residential projects and most commercial whether that's for new construction or remodels/rebuilds. For commercial, our most popular service is permitting restaurants/ coffeeshops and warehouses. We have experts on the team that have a track record of projects around the Houston area and have a great understanding of the permit requirements. We understand the monetary value of time in commercial investments and we strive to get your project approved in the least time possible.
  • What is your process for working with clients, from initial consultation to project completion?
    Typically, the process will involve an initial consultation to discuss the client's needs and goals, followed by a design phase then permitting, if applicable. Our process explained in detail under the services tab. We explain the process for each plans and renderings.
  • Do you offer help on resolving red tags?
    Yes, we offer help in case you have a red tag violation and need to get it resolved. Getting a red tag is stressful and not resolving it may lead to expensive fines and could potentially lead to having a lien put on your property. We walk you through the steps that will need to be taken to resolve the red tag and offer advice based on our experience.
